Khaya stacks its amenity at both ends of a 61-storey curve — fifty facilities on the Level 8 garden deck, then a Sky Gym at Level 60 and a Sky Lawn at Level 61. Named for the Khaya tree, built by Melati Ehsan Group with Tenaga Nasional Berhad.
The Khaya is a hardwood the developer takes as its symbol — strength, elegance, and shade. The building answers it with a form the brochure calls a flowing masterpiece: a 61-storey tower that curves as it rises, its lower flank stepping down in terraces towards the podium.
That curve is what makes the amenity unusual. Instead of one deck, Khaya has two — a garden level at Level 8 carrying fifty numbered facilities, and a pair of floors at the very top: a Sky Gym on Level 60 and a Sky Lawn on Level 61. Between them sit 795 serviced apartments, and the upper floors are made almost entirely of one-off layouts — twenty "X" types, two units of each.
It is built by Bayu Mantap Sdn Bhd, a member of the Melati Ehsan Group, in collaboration with Tenaga Nasional Berhad — and the sales gallery sits inside Menara TNB Bangsar.

Level 60 is the Sky Deck — the Horizon Gym plus a green rooftop deck. Level 61 is the Sky Lawn, an open lawn at the top of the tower. They are separate from the main amenity floor: Level 8, The Hub, which numbers fifty facilities including a 50 m infinity lap pool, a pickleball court, a home theatre, a music room, saunas, three cabanas and two dining pavilions with jacuzzis.
Leasehold, 99 years, expiring 12 June 2117 — roughly 91 years still to run. There is a restriction in interest (the land cannot be transferred, leased or charged without the consent of the Federal Territory Land Executive Committee), and the permit records no encumbrance on the land.

Good catch, and worth being straight about. For three types the brochure's floor-plan pages and its advertising permit disagree slightly: Type G (plan 1,086 sq ft / permit 1,095), Type H (plan 1,028 / permit 1,032) and Type I (plan 1,096 / permit 1,057). This page quotes the permit figures, because that is the legally lodged document. Confirm the exact built-up for your specific unit in the Sale and Purchase Agreement.
Several types — A, D, F, H, I and the X range — come with an air-conditioner ledge of 32.29 sq ft recorded as an accessory parcel. It is additional to the built-up area quoted, and it belongs to your unit rather than to the common property.
