662 homes of 775 to 926 sq ft above a colonial retail arcade with its own fountain courtyard.
Artist’s impression. 39 storeys, 24 facilities, GreenRE, leasehold.
Most condominiums put a shopping mall under the tower. The Aldenz puts a street there. Its façades borrow from the colonial retail architecture already standing in the neighbourhood, so the base of the building reads as an arcade of shopfronts around a fountain courtyard — cafés at pavement level, arched windows, lamps on the walk.
Step past it and you're in Nanyang's Alley, a row of shophouses strung with lanterns, and Trader's Market for produce and handmade goods. Above all of that sit 662 homes across 39 storeys — compact by design at 775 to 926 sq ft, but with 2 to 3 car parks for every one of them, which is unusual at this size.
Eight things drawn from the developer's own brochure and advertising permit.
The podium is a colonial retail arcade with a fountain courtyard — shopfronts at pavement level, not an internal mall.
A shophouse row of al fresco cafés and food trucks, plus Trader's Market for produce and handmade goods — both a walk away.
Two to three bays with every home — generous for units of 775 to 926 sq ft in this part of Petaling Jaya.
Sited where three highways meet, with the Penchala Link and NKVE close by and six MRT/LRT stations in the surrounding area.
Across three levels — ground, podium and rooftop — from a Flow Studio and Fitness Loft to a Karaoke Vault and Kiddos Kingdom.
A dedicated dog run on the rooftop, beside the Herbs Haven garden and Grill Alcove.
A rooftop planting garden with city views — an edible garden rather than another empty deck.
Every layout comes in a with-balcony and a without-balcony version, and several have a hackable wall so you can open the plan up.
Everything below is at the base of the building or a short walk from it — this is what the address buys you that a floor plan can't show.
A curved colonial frontage around a stone fountain, with the drop-off and the shops opening onto it. It is the address's front room.
Shophouses in Nanyang style — tiled façades, lanterns overhead, al fresco cafés and food trucks. The developer places it in Central Park Damansara, a walk from the lift.
Fresh local produce and handcrafted goods within walking distance, per the developer's brochure — the errand you'd otherwise drive to a mall for.
775 sq ft for two bedrooms, 926 sq ft for three — every one in a with-balcony and a without-balcony version. Tap a plan to enlarge it.

In Central Park Damansara, Petaling Jaya, at the crossroads of the Sprint Highway, the LDP and the DASH Expressway, with the Penchala Link and NKVE close by. The developer's brochure maps the surrounding area but does not publish distances or drive times, so none are quoted on this page — message me and I'll send measured times. Rail access is described in the brochure as reaching the LRT and MRT lines via the Rapid KL bus line, so the MRT stations nearby are not a walk from the door.
Prices move with the stock that is left and with whatever launch package is running, so this page deliberately doesn't print a figure. Message me and I'll send the current price list for the layout and floor you're weighing up, along with anything you may be eligible for.
Mightyprop Sdn Bhd (201801037852 / 1299882-V), an EXSIM company, at Level 35 EXSIM Tower, Millerz Square @ Old Klang Road, Kuala Lumpur. Developer's Licence 20011/11-2027/1104(A), valid 10/11/2022 to 09/11/2027. The development is GreenRE certified and was approved by Majlis Bandaraya Petaling Jaya.
Leasehold — up to 80 years, expiring 18 August 2102, so roughly 76 years still to run. Two things worth knowing from the permit: there is a restriction in interest (the land cannot be transferred, leased or charged without State Authority consent), and the land is charged to Malayan Banking Berhad, which is normal for a project under construction.
662 serviced apartments over 39 storeys. Levels 1 and 2 hold a handful of units plus the access to the facilities floor; Levels 3 to 38 are the typical residential plate, with Level 39 on top. It is registered as Pangsapuri Perkhidmatan — a serviced apartment title, not a residential-titled condominium.
The expected completion date on the advertising permit is July 2029.
Five layouts in ten variants. Type A is 775 sq ft with 2 bedrooms; Types B, C1, C3 and D are all 926 sq ft with 3 bedrooms and 2 bathrooms, differing in how the rooms are arranged and which way the balcony faces. Every type comes in a with-balcony and a without-balcony version (A1/A2, B1/B2, C1/C2, C3/C4, D1/D2), and several carry a hackable wall so two rooms can be opened into one.
2 to 3 bays per unit, stated on the advertising permit. For homes of 775 to 926 sq ft that is generous — it is one of the strongest practical arguments for the project.
The rooftop includes a Furry Friends Park — a dedicated dog run — which points strongly that way. That said, the brochure lists it as a facility and does not spell out the management's pet policy, so if you have a pet let me confirm the house rules in writing before you commit.
